Florida City permits its own roofs, 6.5 miles from us; about 31% of homes are owner-occupied.
Florida City is the southernmost city in our coverage, about 6.5 miles from our office in unincorporated Miami-Dade. As an incorporated city it has its own building official, so permits and inspections for a Florida City roof go through the city rather than the County.
A Mostly Rental Housing Stock
The ACS 2024 5-year estimates show about 4,283 housing units in Florida City, and only around 31% of occupied homes are owner-occupied. That is the lowest owner share of any community on our list. Single-family detached homes make up about 40% of housing, and attached homes about 15%. The median year built is 1990; roughly 51% of homes are from before 1990 and about 40% from 2000 onward.
With so many rentals, roof questions here often come from landlords and property managers as well as homeowners. If you own a rental, the questions to ask are the same: where the leak enters, what the permit office is, and what an itemized repair includes. If you rent, roof repairs are normally your landlord's responsibility, so report the leak to them in writing and with dated photos.
Two Building Eras, Two Repair Paths
Florida City's housing splits almost evenly between older homes and homes built since 2000. Where a roof was installed to the 2007 edition of the Florida Building Code or a newer one, state law lets a repair of 25% or more bring only the repaired section up to current code. For older roof systems, a large repair can trigger wider code work, which is why the permit history of the specific roof matters more than the age of the house.
Hurricane Andrew and the South End of the County
Hurricane Andrew struck south Miami-Dade on August 24, 1992, making landfall at Fender Point near Homestead Air Force Base with sustained winds of 165 mph. Florida City lies just south of Homestead. A permit lookup shows whether, and when, the roof on a given house has been replaced since then; our 25% rule guide explains why that date matters.
Paperwork That Applies Everywhere in the County
Florida City sets its own permit process, but the product rules are county-wide. Miami-Dade requires approval for roofing and other building envelope products used in the County, and homeowners can check for the County's product approval mark on each material. Ask for that approval for each material on your estimate.
